Per CCR's, all members of the ACC Committee must be approved by the Board of Directors.  The Architectural Control Committee (ACC) reviews and approves homeowner plans for property modifications or enhancements.  Using the WVR ACC Application, all plans should be submitted to the ACC before any construction, home modifications, or major landscaping project begins. They will review the plans and provide approval or advice within a short period of time.  The Committee;

  • Meets regularly to review homeowner plans submitted for approval

  • Conducts monthly neighborhood inspection to determine compliance with CCR’s and ACC rules

  • Brings issues and updates to Board on an ongoing basis.

The  Chair of the ACC is a very important position for the community because of the requirement that all property improvements or changes (construction, painting, landscaping), etc.) be approved by the committee with regard to complying with CCR’s.

Duties of the Chairperson include: 

  • Serving as the contact for all ACC requests

  • Reviewing relevant CCR’s for applicability

  • Assembling a quorum of ACC members to discuss and decide on the request

  • Work with Homeowner to recommend changes that will meet CCR requirements and Homeowner needs

  • Provide a written response to the applicant in a timely fashion

  • Attend monthly Board of Directors meetings to update the board on pending applications and request guidance on decisions, when needed.

  • Maintain written records of decisions and correspondence.

 The ACC is an important part of the community and helps keep our neighborhood consistent and in compliance with the CCR’s.  IT IS NOT A POLICE OR REGULATORY COMMITTEE.  The main job of the Committee is to assist homeowners accomplish their goals while remaining in compliance with CCR’s.

CCR Enforcement Procedures go into effect 9/1/2006:

It was suggested at the 2005 Annual Homeowner's meeting that a survey be conducted of Homeowners regarding ideas and comments about the neighborhood and the Association.  A survey was mailed to all Homeowners in late January, requesting it be returned by February 14.

Update (2/20/06) - the surveys have been received and are being analyzed - approximately 27 of 42 homeowners took the time to provide feedback on a variety of questions.  The survey committee will be presenting the results to the Board at a future meeting, with recommendations for addressing Homeowner ideas and concerns. 

Update (3/5/06) - the Survey Committee met and presented the survey results to the Board on February 28.  There were 28 responses and the feedback provided by homeowners provides insight into the feeling of homeowners on a variety of matters.  The survey results will be posted on the website by March 12 for all to see and analyze.  In addition to the survey answers, many homeowners took time to add comments and ideas for neighborhood improvement.  The Board will be discussing the ideas and areas for improvement at the next and subsequent Board meetings.

Update (6/21/06) - As a result of the survey, the Board has been working to develop a fair and consistent set of procedures for CCR enforcement.  Survey respondents indicated a desire to have the CCR's more strictly enforced and a consistent and fair way to penalize violations of the rules.  A letter has been sent out to homeowners with a copy of the enforcement procedures, asking for questions and comments.  The new enforcement procedures will go into effect on September 1, 2006.  (click on the links, above, for copies of the documents)

Update (9/1/06) - Effective September 1, 2006, the Board has implemented new CCR enforcement procedures.  These were developed at the request of the Homeowners.  For a complete discussion and description of the procedures, visit the CCR Enforcement page.

Update (4/10/07) - Minor word-smithing was done to the enforcement procedures to clarify definitions and procedures.  No substantive changes made.  Adopted by Board at April 10 meeting
